Home Builder Consultation
Building a new home or renovating an existing one can be a daunting task. That is why our family-owned business, Sassall Group, offer a free consultation to ask a range of questions to discover what you need from your home builder or home renovation builder to take you to the next stage.
Whether you have completed your preliminary works or you’re starting from scratch, as local Illawarra builders for more than 20 years, we know the industry and the best professionals to assist you with your building project.
Home Build Site Visit
Once we have a clearer understanding of your needs for your home build or home renovation build project, we will meet you on-site for an inspection of your property or land. We gain valuable insight from this inspection and will detail simply for you further requirements and discuss any concerns you have or talk through any ideas you have for your home building project.
We understand this can be a very intimidating process so engaging the services of home builders and home renovation builders experts who have been working in the Illawarra region for 20-plus years, you’ll be in safe hands.
Builder Estimate To Quote
We know the importance of obtaining an estimated figure for your home build or renovation before you can commit to a full quote process. We just need you to complete some paperwork, including sending your plans and we will prepare an estimate for your consideration. If our estimate meets your budget for your home build, renovation, or granny flat; we can progress to a fixed price for your deliberation.
We know that as your project progresses, and you see your build come to life, you will no doubt have new ideas. That’s ok. You will have the opportunity to adjust inclusions and due to the way we structure our contract, we are flexible to changes as your vision for your build evolves.
As we offer a specialised service, our contract includes the following:
Fixed Price Allowances
Based on your final design, we can ‘fix’ the price for supplies and services. Fixed price items are quoted by our suppliers and tradespeople, so you can feel confident there are no hidden costs due to a price increase.
Provisional Sum Allowances or PS
A provisional sum allowance is an allowance made for an item that has not yet been specified by you. This allowance is an estimate for items, such as fittings, fixtures, and flooring to cover the materials and installation. The allowance is calculated based on our extensive industry knowledge and your requirements.
Prime Cost Allowance or PC Item
This is also an allowance made for an item that is yet to be specified by you. However, this allowance is for the item only, we’ve already included labour costs for installation in the fixed price portion of your quote. Examples of PC items include, a choice of bathroom vanity, mirror, towel rails, toilet, tap-ware, and bath if requested.
Home Build Contract
When you build with Sassall Group you will never be left wondering—what’s next? Once you sign your HIA contract with us, we will organise Home Warranty insurance and begin the scheduling process. We will keep you informed, every step of the way.
Sassall Group give you direct access to our user-friendly online project management software, BUILDER TREND. We know how valuable your time is and how important it is for you to track the progress of your project and note when the milestones are expected and met. You can see when final decisions are needed on PC and PS items, and, most importantly, if a schedule change is required and why it is needed.
This is your dream home build, home renovation or granny flat; we are thrilled to give you the tools to be informed for every part of this – for some – once-in-a-lifetime process.
If your project is a new home build or renovation or granny flat, we will work with you to find a way for you to live in your home during the building process.
Once the home build, home renovation or granny flat project starts, we will more than likely be on-site full-time. That is our commitment to you, as our mandate is to accept no more than two major projects, at any given time.
You are welcome on-site. You are also welcome to call us and we’ll share what’s happening. We will call you to speak regularly to make sure you are happy with the build. We turn up, we listen, we care.
And remember the user-friendly online project management tool that you can access at any time for real-time information on the progress of your project featuring key dates. When decisions need to be made on finishes, fittings and fixtures, we give you plenty of notice, so we can keep the project moving forward and to agreed timelines.
Your signed HIA contract will feature the final stage as Practical Completion. It is at this stage that we invite you to review our workmanship and request that you sign off on the build. Our priority is that we have delivered your dream home build, home renovation or granny flat to your ultimate satisfaction; your feedback is welcome. Once the final sign off is complete, we have your house professionally cleaned and handover your keys.
